                  Our service involves everything from advertising the rental, obtaining applications, interviewing prospective tenants, running credit checks, verifying employment and references, completing all paperwork, obtaining funds including monthly rent and security deposits, doing walk-throughs and keeping photographs on file.  The owner will be sent a check directly from us along with a monthly statement.  I can arrange vendors to fix any repairs when necessary.

                  LEASE

                  We pride ourselves in our ability to obtain well-qualified tenants by means of a complete and thorough check of the tenant application and expediency of running the necessary credit report information.

                  RENT COLLECTION
                  All rent is due on the first (1st) of each month and is considered late at 5:00 P.M. on the fifth (5th) day of each month.  Immediately following the late period, every effort is made to collect the rent and late fee from the resident (usually $75).  If this is unsuccessful, a 3-day notice is immediately served, followed by further legal action if necessary. 


                  SECURITY DEPOSITS
                  Along with the rent, a security deposit is collected which is equal to one month’s rent.   Where pets are allowed, an additional deposit is taken to cover cleaning costs and any damage that the pets may cause. 


                  MORTGAGE PAYMENTS
                  If you wish, I will make the mortgage payments for you.  Simply supply necessary mortgage information or payment cards/coupons provided by your mortgage company or property association.

                  If your property has a large consistent negative cash-flow each month, we will need to make arrangements to keep an additional minimum balance amount in your account, or we can pay all other operating expenses from the rental income and you can make the mortgage payments directly.


                  ACCOUNTING SERVICES
                  Every transaction affecting your account balance is recorded and explained in detail.  Our computerized accounting system enables you to see exactly what has transpired with your property on a monthly basis. In addition to the monthly statements, we also provide a year-end summary account for your tax preparation.


                  ADVERTISING
                  Your property will be advertised in the Telegram Tribune, the rental category of the Multiple Listing Service (MLS), and my website.  In addition, a sign and flyer holder with informational about the rental property will be placed in front of the property for interested parties to obtain. We also hold open houses to get interest and traffic for applications.
